A home is the most expensive purchase you are likely to make and choosing to have an independent survey, prior to purchase, gives you the confidence to move forward with your purchase knowing exactly what defects or shortcomings are present and what further costs may be involved. This expert advice is invaluable whether you plan to live in a property, rent it out or develop it and then sell it on.
Whilst the cost of the survey may seem yet another expense, if it saves you from taking on an expensive problem it’s benefits will far outweigh the cost.
Our Homebuyers Report covers all aspects of the property including how it is built, the condition of its structure, any defects or shortcomings such as structural movement, timber defects and damp as well as what aspects of the property currently (or will imminently) require maintenance works.
Through reading the report and your discussions with our surveyor you will be able to ensure that you are buying the right property, at the right price.
All buyers should remember that any service offered through their mortgage company is not independent and is done with the lender, not the client and their needs and plans, in mind. We are happy to meet the client at the property to through our findings on site and are available on the phone before and after to discuss your plans and concerns in person.
“Having an independent comprehensive survey done by a RICS member…could save you thousands of pounds” – Phil Spencer speaking on “On The House”
We can usually produce a report within 3 days assuming access is possible. The report is clearly laid out and comes with a photo appendix to give further detail.
We are happy to send out sample surveys to give you an idea of what to expect. Our surveys or presented on the Independent Surveyors and Valuers Association template and not the RICS Homebuyer Report traffic light template to provide a more comprehensive report for our clients.
